California Home Listings Online

April 30th, 2009 by moonwalker | No Comments | Filed in General Interest

Do you know how many homebuyers use the Internet to find a home? You should if you want to sell your home in a reasonable amount of time. The answer is 71 percent.

There has been a revolution over the last several years in the real estate industry. It is called the Internet. Long gone are the days of buyers wasting weekends driving around looking at homes. Now, they sit at their desks and view homes on the Internet. If your home isn’t on the net, there is a good chance a person interested in your home will never find it.

When listing your home for sale, you’ll be able to provide a bevy of information to potential buyers. Essentially, you’ll get to provide everything you would in a typical MLS listing such as bedrooms, bathrooms, garages, appliances, price, square footage, contact information and so on.

There is, however, one major advantage to listing on a California Home Listings Online site compared to regular MLS listings – photographs.

The key to selling any piece of real estate is curb appeal. Curb appeal is simply the notion that the first view of a home is the key to making a sale. Using online sites, you can create curb appeal that will have a buyer running for the car keys.

Photographs are the key to making this happen. You should only list your home on sites that allow you to upload at least 10 photographs. The photographs should highlight the best aspects of the home as well as unique characteristics a buyer isn’t going to find anywhere else. Buyers drive to homes to get a first impression. They sit in their bathrobe, drink coffee and click away. A buyer who likes what he or she sees in your photographs is already half way to making an offer. If you don’t upload photographs, you are wasting your time listing your house anywhere.

The Internet revolution in the real estate industry is charging ahead at a full steam. Don’t get left behind!

Office Refurbishment Ideas for Productive Employees

April 30th, 2009 by moonwalker | No Comments | Filed in General Interest

Introduction

An enormous number of people work in offices of one kind or another. They may be offices in buildings purpose built or attached to a factory or in business premises. For many self employed business people the office is a room in their home converted for that purpose. Solicitors, doctors, estate agents and insurance agents, in fact any business that you can think of, works from some kind of office or another. You might even say 80% of the adult population work in an office. But I wonder how many of those people have any say in what kind of office they have and whether or not it suits their requirements. Mostly when someone new joins a company or firm, they are given a space for their office usually left by the previous incumbent. I suspect that if you asked occupants how they would like their office to be they would find it difficult to tell you.

When you think of the number of hours we spend in an office, at least eight hours per day and sometimes up to sixteen hours if it’s a busy period. Yes people are allowed out for breaks and rest times, but it is an awful lot of your life cooped up in small space. If at least a third of one’s working life is to be spent in an office, then it makes logical sense to ensure the environment is as comfortable, pleasant and as healthy as possible.

So how much thought goes into the planning of workspaces?

Where a building is purpose built such as an office, then the architects I am sure will have created good designs to suit the purpose. However, it has been known for new buildings to be problematic for the people working it them. For instance, synthetic materials used for carpeting can sometimes give off toxic fumes which cause allergies or illness of the staff. Air conditioning that relies on recycled air has the potential to carry bugs that can lay the whole office off at the same time. So there are many factors to consider in creating an office environment to ensure the staff are productive, creative, energised and remain healthy.

Old buildings, originally built for other uses, when converted to office space will have different problems to resolve. Often old buildings have very high ceilings where the heat rises up so that the inhabitants below are cold yet the heating bills are going through the roof, literally!! How to maximise the space available to provide a comfortable working environment will be a real challenge and this is where often the use of a mezzanine floor and suspended ceilings are valuable.

It is a well known fact for any business that happy workers give better performance and generate more revenue than unhappy workers. The workforce are more motivated, creative, helpful and have less time off work for illness if they are happy in their jobs. I am sure there are statistics available for these details, although it is just common sense: if you cater for the needs of your staff and their comfort at work with professional interior fit out specialists then the company will perform better in the long term.

Ergonomics

Ergonomics is the study of workplaces and the equipment used, to achieve the best design for comfort, safety, efficiency, and productivity. Research has been carried out over the last few years at Nottingham University on office space allocation problems.

Workspace planning is fast becoming a specialist industry because of all of the current regulations and legislation. Formerly known, in the UK as the Factories Act and now known as the Health and Safety Executive regulations are in place to ensure that employees have sufficient working space in which to perform their work. This can be a potential minefield including such things as physical space, usable space, corridor spaces, and minimum light and ventilation regulations. If you are about to commence on an office refurbishment project ensure that your interior fit out specialists of conversant with all of these regulations before you engage them to perform your work.

What are the Criteria for a good office environment? We are sentient beings, which mean we resonate with feeling and perception as well as intellectually to our surrounding.

Seeing

The first thing to consider when commencing an office refurbishment project is how does it look? The initial impact on us comes from what we see. The decor and arrangement of furniture, the window aspect and lighting are important in our perception of whether or not it is pleasing to the eye. Does the office have all the necessary equipment, computer, phone and sufficient storage for files and books etc? Plants provide a sense of balance in the space as long as they are discreetly positioned and don’t make it look cluttered. Plants are oxygen generators and help to refresh the air.

Smell

On entering a new place the first thing we take in is the scent whether we pay attention to it or not. We notice immediately if the air is stuffy or if there is an unpleasant smell such as sweaty bodies. However a pleasant fragrance or no smell at all will be inviting. Baker shops nearly always pump out the fresh smell of baked bread into the street to entice people in to buy the goods. So although we may not be aware that smell plays an important part in our responses, we are still animals and we do use our olfactory senses a great deal more that we realise.

Feel touch

How does the furniture feel? Plastic seats can be very uncomfortable to sit on for a long time. Plastic does not breathe, it draws moisture from the skin so that when you stand up your posterior will be damp and uncomfortable. Padded fabric is warmer than leather for comfort and not as expensive. The desk chair needs to be the correct height for desk and give suitable support, a computer needs to be set correctly to avoid neck and wrist strain of the operator.

The temperature in the environment is best if it’s not too warm and not too cold. Maintaining a working temperature of twenty one degrees centigrade should also be an integral part of office refurbishments solutions.

Too warm and we become sluggish and sleepy, too cold and we become distracted and use up valuable energy keeping warm. Fresh air is also beneficial to stimulate the brain cells.

Sound Hear

What can we hear? Is it noisy or quiet? When I was first starting out in business, I went to visit a local manufacturing company to learn about the way they managed their business. At lunch time I was taken into the executive dining area where there was a waitress service and we had a very civilised lunch. Later I was taken to the works canteen. When we walked in I was hit with a blast of noise such as I had never experienced before. The hall was large with a very high ceiling and nothing to damp down the echo. The result was that everyone ended up shouting to be heard and there was loud music playing as well. I was shocked, not just at the noise level but by the contrast between the executive dining room and the workers canteen. I had come from an business which treated all members of the company the same so there were no executive areas and everyone, high and low mingled together for meals and break times. Guess which company had the better worker relationships and higher output?

Where a company utilises an open plan office then noise levels can be very distracting and one solution is to incorporate ‘White Noise’ which is a low level background noise to interfere with the general office talk going on over the phone or mini meetings. Sometimes quiet relaxing music is introduced as background noise but this is not common in a business place.

Taste

Well we are not going to go around licking the furniture, but another important consideration is to ensure that a there is an area to enjoy a nice coffee or tea away from the desk throughout the day. So is there a pleasant area for making drinks and preparing snacks, or even lunch facilities alongside the office. I once worked in an office where they had a small kitchen area off the main office for making drinks and snacks and there was always a bowl of fresh fruit for workforce, as the company recognising the refreshing effects of fresh fruit.

Workspace planning

So as you can see there are many things that can make the work environment a nice place to be. However getting the original layout and size of spaces for the employees is a complex process.

How much space does each individual need to work in? According to the Officewise publication from the Health and Safety Executive in the UK employers must provide a minimum of 11 cubic metres for each person permanently occupying a workplace. However there are all sorts of exceptions and caveats to this rule, such as making sure the space is usable space, and clearly if that space were under the stairs with no windows, or ventilation then it would not be suitable. So it is very important to ensure that your new office fit out adheres to all of the current legislation with regards to workspace laws.

Suspended ceilings can be used by the industrial fit out specialists to make good use of otherwise unusable space which makes the installation of services easier and more less expensive. Electrical supply, air conditioning units, water pipes and telephone cables can all run behind the suspended ceiling making access easy if anything goes wrong and repairs need to be implemented.

Positioning of the electrical and telephone outlet is also crucial. The computers used in offices today all require their own electrical supply even if they are networked with the system.

Daylight from windows is a requirement for offices. The days of the cupboard office cubbyhole are gone. Light airy spaces make people feel good and doses of sunshine each day lift our spirits. However too much sunshine will overheat an office so the use of vertical blinds is recommended to deflect the rays of the sun without reducing too much the level of illumination.

Costs

To conserve office space costs some industrial fit our specialists have come up with the idea that instead of having a board rooms for meetings they have their meeting standing up around a special tall coffee table. This reduces the amount of time spent in meetings and the space is reusable for the lunches. Other schemes encourage employees to work from home for part of a week and utilise a system of desk sharing or moveable desks.

Reconfigurable spaces

Another way of economising on the cost of office space is by careful rearrangement of the existing floor area. There may be dead areas which could be released and turned into useable space. The installation of new interior partition walls can rearrange the existing space to create a pleasanter working environment. Sometimes working in an open plan office is beneficial for communication between staff, other times it is a distraction and prevents efficiency. So having the option of both open space and separate offices provides the full range of options which can be easily introduced with new partition walls.

For example one of my clients, took over a set of offices and had various walls moved, so instead of it having two small offices, one without a window, they created one large office for the MD and a really good sized store room which they needed for long term storage of customer files. They then took out another wall and made a good size open plan office space and rearranged another wall to create a board come conference room. Also access to the little kitchen was changed to be more convenient. The choice of subtle colours on the walls and new vertical blinds caused the whole suite of rooms to be transformed into a pleasant and airy working area. Where there is plenty of ceiling height the introduction of a Mezzanine floor generates valuable areas perhaps for storage, private meeting rooms or extra offices.

Other thoughts in workspace planning, is the situation of facilities such as kitchen, toilets, relaxation areas and outside space if available. Sometimes the introduction of a simple partition can create a relaxation/dining area without losing too much of the work area.

All Health and Safety regulations are paramount they have to be adhered to in the workplace and must be incorporated into any plan along with full fire regulations.

Conclusion

Many companies may feel that upgrading the facilities is a ‘nice to have’ idea and the reality is that it usually comes at the bottom of the list on money allocation. However this is erroneous thinking; office refurbishment is never a waste of time or money. Creating a pleasant office environment by upgrading worn out or old fashioned surroundings and furnishings will make a big difference to the working life of the employees. Improved working conditions may be only part of the picture in achieving real job satisfaction, but it is a good start in the right direction. It also says a lot about what the senior people in the organisation think about their employees. If they ensure that their staff are given the necessary equipment and facilities to do their job effectively then the employees will give better service and can be more efficient and there will be a better working environment all around.

Effects Of Global Warming

April 29th, 2009 by moonwalker | No Comments | Filed in General Interest

A region’s climate may alter over time becoming hotter, cooler, drier or wetter. Natural selection will determine the organisms with characteristics appropriate to the new climate. Over hundreds and thousands of generations constant minute changes will eventually lead to a new species that can survive and thrive in the altered climate.

For a long time it has been believed that the effects of global warming on agriculture and food supply is going to be a positive one. This is because the rising level of carbon-dioxide resulted for global warming will help the greeneries for photosynthesis.

Thus there will be a rise of agricultural production and food supply. The theorem received a boost after the evidence of a sharp rise of barley production as one of the effects of global warming in Iceland which was quite impossible even few years ago.

The success or failure of an organism is reliant upon its ability to reproduce young that mature to produce more young. Only the young with the greatest survival traits for any given habitat will endure. These surviving young will transfer their adaptive characteristics to the subsequent generations. This process is known as natural selection.

But more recent experiments and researches have revealed that the effects of global warming on agriculture and food supply are not that good after all. AN UNEP 2001 report on the global warming has predicted that USA is going to have more droughts, floods, landslides and storms.

Winter will gradually be shortened and sobered down, while summer will rise in expansion and severity. Along with this heavy rain, big storm, heavy snowfall, high sea level, increasing coastal erosion and other problems will occur.

In warm climates organisms need to cool off. Animals’ strategies include heat avoidance (by going underground, or into water), or sweating and panting to induce evaporative temperature reduction. Plants must adapt to heat and drought by using leaves to minimise heat stress and water loss.

So to fight the effects of global warming, the researchers have established new methods of production with continuous revision of models. But still the best possible process to reduce the effects of global warming on agriculture and food supply is to be established.

Where One Is Able To Locate Rare Coin Collecting Dealers

April 28th, 2009 by moonwalker | No Comments | Filed in General Interest

Whether you are looking to get rid of some duplicates or you have simply decided to add to your coin collection, you’ll find that you might have a hard time looking for people who deal in numismatic rare mint coins. If you live in a large town, there may be a few shops in walking distance that will have what you need, but will they be willing to buy or sell the items that you had in mind?

Part of coin collecting is looking towards maintaining your collection, and you’ll find that with just a little bit of research, you can make sure that you are getting the best bargains anywhere by looking online. By heading to sites like this one with a variety of rare coin collecting sellers, you’ll find that the world of coin collecting just got a lot bigger.

This site is like a global marketplace, and the truth of the matter is that they are not far from wrong. You’ll be able to make contact with coin collectors who are familiar with dealing with your coins and your specifications, and you’ll find that there are plenty of reasons to check this venue out. You might be able to get a fair price for some duplicate coins, or you might find the coins that will make your collection complete and therefore significantly more valuable. You can learn a lot about coin collecting there too such as what is a flawed coin.

The problem that many numismatic collectors have when they start looking around on many online numismatic collecting sites is that they are not familiar with the vendors there. They might be wary about putting their information online, or you might find that they are in a place where they don’t want to have to deal with someone that they will later find is unethical. If you are someone who is feeling a little scared about dealing with someone you don’t know and trusting that they will not cheat you, there are a few things that you should remember.

The first thing that you should do is to look at their ratings. Many of the places that have been in business on these numismatic US coin sites have been doing so for quite some time, and you’ll find that just by making sure that you see what other people have to say about them, you can see how they handle themselves. If they answer the reviews, look at how they respond. Are they fair and calm, or are they abusive?

Remember that you should always take reviews with a grain of salt. One negative comment among a hundred does not necessarily mean that they are bad news. When you are looking to make sure that you can get to the rare coin collecting traders that you need to speak with, make sure that you use all of the resources that are available, and move forward to get the numismatics that you want!

AffiloBlueprint Review

April 28th, 2009 by moonwalker | No Comments | Filed in General Interest

Are you also truly bored of all these ‘guru’ product launches on the Internet that happen these days? It feels like everyone has written a course, an ebook or some other product which ‘guarantees’ making you money online. The reality is though, most of these ebooks are not worth the money and a waste of time – but finding the golden nugget within all these products can be actually tough work; and all of us have been taken in by a course that ended up as a time waster AT MINIMUM one time. AffiloBlueprint however, hasn’t been a dissatisfaction.

Affilo Blueprint Review: First off though, let’s talk about what AffiloBlueprint actually is. Made by Super-Affiliate Mark Ling and his Affilorama team, AffiloBlueprint claims to be a complete system for creating profitable affiliate sites. When the course was released the first time last year, Mark Ling really was using this key to create a site in front of a live crowd – a websites which in turn ended up making $500 per month in profit! In this latest release, Ling goes over the exactly same methodology, but with a better blueprint and more detailed lessons.

What exactly is this ‘formula’? The whole idea of AffiloBlueprint is that it is possible to build several websites, in any realistic niche you like, by applying the same techniques over and over again. This means you can build a lot of small $50 per week websites, and then just build up your revenue by making a whole bunch of niche sites. Then, as Ling describes, if you reinvest some of that money back into the niche sites in the shape of setting up content and SEO campaigns, you can very fast accelerate your earnings into the thousands per week – just by beginning with several $50 a week sites. This is truly one of the easiest, but yet most effective forms I have seen for building this stage of earnings through affiliate marketing.

So what’s covered in the course? Affilo Blueprint is a 12 week program with more than 50 video lessons. Starting out with how to research a successful niche and market research, you’re taken through finding keywords, creating articles, setting up an affiliate site, SEO, building newsletters, analytics and troubleshooting (this lesson is excellent!), and pay per click. Like you can see, pretty comprehensive!

One of the only downsides with this product is that, with so many information inside this course, you might be encouraged to rush through lessons. You never should do it! Everything in this course is there for a reason, and if you follow it as it is laid out, you will almost certainly be in a position to set up a money making site.

You also receive a custom made WordPress template when you buy the AffiloBlueprint, so if you haven’t made a website before, you can just take a template made by affiliate marketing experts to build your niche site. It is obvious that Mark Ling has gone to a lot of trouble to make this product as newbie-proof as possible. Everything is actually clearly explained and you don’t need to have any knowledge, so if you’re just starting out, this course is perfectly for you. If you are more advanced with affiliate marketing, you can still find the systematic structure of AffiloBlueprint helpful. This could be what you are looking for to build up your profits or fix your under- performing websites.

At the end, I highly recommend AffiloBlueprint as one of the greatest affiliate training products I have seen. The Affilorama team and Mark Ling are only making it available for one week so they can offer great customer support.

Good Love Poems

April 27th, 2009 by moonwalker | No Comments | Filed in General Interest

Have you ever read good love poems that brought tears to your eyes or a smile on your face? You know the kind, the kind where you wish you were on the receiving end of the good love poems, the one where you envy the person who has so much love in their life it almost makes you sick. Everyone has at one time or another in his or her life. You may have even received such a poem in the past. It can affect you profoundly just reading it. Imagine how the person felt for whom it was written.

Good love poems give hope, aspirations, and in some cases dreams. Good love poems can also be shared with the one you love. Share them with your closest friend, or just keep writing or reading and saving them for reflection when you reach your golden years. It does not matter if you wrote it or not, what matters is you took the time to find just the perfect good love poems that expressed the way you feel and shared it with the one you love.

Budding new romances are so fresh, vital, and exciting. They are so full of hopes and dreams and passion beyond belief at times. They are so full of good love poems deep down inside them just dying to bursts out. Why do you think that is? It is because when a relationship is fresh it is still being made a priority and part of that priority is sharing with one another how they feel. Often times they do that by sharing good love poems.

Have you ever thought of sharing good love poems when a relationship began to feel off balanced? When you are in a relationship and it is getting rather dull, spice it up, bring some of that newness back, and send your loved one good love poems. Let them know that no matter how many years you have been together that your love is still strong although you may not share your feelings the way you should.

Good love poems do not need to be shared with just a lover, there are good love poems that reflect the love of a sibling to their mother or father, or a sisters love for her sister or brother and visa versa. A good love poem can be written with the aspect of a best friend in mind, for the love or a pet, or even a childhood home. What makes good love poems? Good love poems are made from the heart of course, expressing true unbridled passion for what ever it one loves. That is what makes good love poems.

Landscape Design Ideas for the Average Homeowner

April 26th, 2009 by moonwalker | No Comments | Filed in General Interest

Are you one of the thousands of people who will set out to beautify their property this year through landscaping? Well, the fact is that there are people who will just go out and plant some bushes and put down some mulch, and then there are people that really put some thought behind their landscaping designs. Here are a few tips that may help you out this year with your landscaping project.

You may want to start with your shrubs and bushes. The practice of trimming and shaping your bushes into different shapes is called topiary. This is a great place to start when you want to add some life to your yard. If you want to start off simple, try shaping your bushes into squares/cubes or egg shaped figures. This will make a big difference in the way that your front yard looks and will also set your yard apart from your neighbors yards. Many homeowners like to improve their homes landscaping tips in order to raise the value of their homes. If you want to get into more complicated shapes, grab a landscaping magazine or research the term topiary and you should see some more complicated shapes that look wonderful. Some of the popular trees to trim are holly and cedar trees when they are just growing.

Another welcome addition to and yard or garden is to add water to it in the form of a fountain or small pond. Fountains are wonderful additions to any property. They are extremely soothing when you are working in the garden and they are beautiful structures to look at as well. If you are adding a fountain to your home make sure that you know what you are doing. Even new homeowners can come up with great looking landscape design ideas for their homes. This is not a task that a novice should take on. There will be plumbing lines that will need to be run in order to get water to the fountain and tons of other structural things that will need to be done. On the other hand, a stand alone pond is a slightly less complicated task to take on but still one that requires skills. If you are going either way, make sure that you read plenty of books on the subjects before you get started or higher someone who knows the ins and outs of the business.

There are many people who will decide to take up the art of landscaping this year. How can you alter your backyard landscaping to make them look better? Two pretty popular landscape ideas are to shape your bushes via topiary and another is to add water to your landscaping through fountains or ponds. If you are new to landscaping then you should probably start off shaping your bushes into simple shapes. Someone that knows more about landscaping can try to add ponds and fountains to their house. Follow these two simple steps and enough your new landscaping designs this spring.

San Jose Sharks

April 25th, 2009 by moonwalker | No Comments | Filed in General Interest

The San Jose Sharks are a professional ice hockey team based in San Jose, California, United States. They are members of the Pacific Division of the Western Conference of the National Hockey League (NHL). They play their home games at the HP Pavilion at San Jose.

Although Northern California was not considered a particularly fertile hockey market, the NHL’s 1967 expansion included a Bay Area team, primarily because the terms of a new television agreement with CBS called for two of the new teams to be located in California. Thus, the Oakland Seals were one of the six expansion teams added, but were a failure both on the ice and at the gate. In 1976, after nine money-losing seasons and continued low attendance, the Seals (renamed the California Golden Seals in 1970), partly owned by Cleveland businessmen George and Gordon Gund, were moved to Cleveland, where they became the Barons. After two more years of losses, the Gunds were permitted to merge the Barons with the financially struggling Minnesota North Stars (now the Dallas Stars). The Gunds emerged as the owners of the North Stars as part of the deal.

For their first two seasons, the Sharks played at the Cow Palace in Daly City, just outside San Francisco, a facility that the NHL and the Seals had rejected in 1967. Pat Falloon was their first draft choice, and led the team in points during their first season. George Kingston was their first coach during their first two seasons. Though the 1991-92 roster was primarily comprised of NHL journeymen, minor leaguers, and rookies, the Sharks had at least one notable player when they acquired 14-year veteran and former Norris Trophy-winning defenseman Doug Wilson from the Chicago Blackhawks on September 6, 1991. Wilson was named the team’s first captain and All-Star representative in the inaugural season.

Using Your own Weight to Build a Awesome Physique

Lets face it, most of us want to have a good body but a number of different things get in the way of it, including money and time. It takes a lot of time for us to go to the gym, workout on a regular basis and then make sure that we are up on the latest as far as exercises are concerned. If you exercise at the gym, you are not only going to have to worry about the membership dues, you are going to have to worry about buying clothing and some other things.

One way that you can fix this is by exercising at home and skipping some of the frustrations and cost that are usually associated with working at the gym. As a matter of fact, you don’t even need any big time equipment in order for you to get started. All you really need is the physique that you carry around with you every day. To be certain, bodyweight exercises is one of the best things that you can imagine.

It’s good to make sure that you start out slowly whenever you are doing these types of exercises. Your body is going to get used to the new workout that you are doing fast enough but don’t overdo it from the beginning. Simply do exercises such as pushups, crunches, pullups and burpees. Not only will you build excellent muscle tone, you will also be losing body fat rather fast if that is your goal.

Exercising with your body weight is an excellent way for you to get a muscular body and to keep yourself in shape for the long-term. Make sure you use it to your benefit and workout with your body every day.
