Real Estate Issues in Today’s Economy

December 31st, 2009 by moonwalker | No Comments | Filed in General Interest

When we speak of the real estate economy, we use national statistics but speak locally. On the other hand the stock market is based on the national or even the world economy. The real estate markets are based on local or even micro-local economy. What is happening in LA may not directly affect what is happening in Toledo.

What affects all real estate markets together are the interest rates. There is no single barometer to measure the entire housing industry in US.

So, while statistics calculations and economic factors are relevant, equally important is using one’s common sense. We must keep our eyes wide open and take a look around and see what is happening. Talking to real estate agents, investors and lenders in a particular area can be a big help to access a market.

Let’s look at some real estate tips. These are certain issues one must consider while dealing in real estate.

One major issue facing corporate real estate managers is how to effectively manage the real estate assets in the current market environment.

Secondly, real estate agents provide information about utilities, zoning, schools etc. But two common issues a buyer faces while buying are…

1. Will the property provide the right environment we want for a home?
2. Will the property have a good resale value when we are ready to sell?

Another important issue that any buyer/investor faces is the legal issue. Real estate laws vary from state to state. One must consult an attorney licensed to practice law in the state in which the property is located.

At times, the property a buyer is seeking is available but not properly advertised. It may take you some time and effort to search for and locate the right property. Be careful when looking to make money with foreclosures.

The important issue of finance. We must know our financial reserves plus our borrowing capacity. If we know about our current savings, income and debt, then we can take help from lenders; banks and mortgage companies, which offer some choices according to your financial capability.

In America, some real estate association and commissions have sponsored regulation that require all real estate brokers to provide a minimum level of services which forces sellers to buy services they do not want or need.

There is the issue of rebates on transaction fees. Some states in America allow rebates of commissions or fees on real estate transactions but some states have legislated regulations which prohibit rebates.

Next is the issue of consumer participation. The consumer federation of America released a study that real estate boards and commissions are dominated by real estate practitioners and they recommended greater participation by consumers; which is opposed by practitioners – this works against the interest of ordinary buyers and sellers.

Last but not the least, there is no guarantee. Get all the real estate information facts. The real estate bubble burst and has had a psychological impact on the potential buyer or seller. Be sure to weigh the risks and rewards befor buying or selling your real etate property.

Necklaces to Flatter Your Bridal Dress

December 31st, 2009 by moonwalker | No Comments | Filed in General Interest

When you first think about wedding jewelry you may automatically think about the wedding ring itself. Even though the wedding ring is the most important piece of jewelry to be placed on the bride, there are many other pieces of jewelry to consider. The wedding ring does not end up with the bride until the middle of the ceremony. The rest of her jewelry that day will be worn as she walks down the aisle, as she stands in front of her soon-to-be spouse, and for the rest of the party night in most cases.

In order to make sure that you are completely stunning from head to toe it is important to make sure that you have the right jewelry to compliment your informal wedding dress. But what is it exactly that is a perfect match for the dress you picked out? If you have yet to pick up your wedding dress you could always ask the sales associate for his or her opinion. Often times places that sell the bridal gowns will have a decent selection of bridal jewelry. While they are out there to make a sale they are generally trained with an eye on which goes with which. This means that you could very well have expert opinions right at your fingertips.

What type of jewelry should you consider? Honestly, it depends on the dress you will be wearing. Consider earrings and necklaces, which are most commonly worn. If you are wearing a high neck wedding gown then the necklace is no longer an option. For the low cut necklines, necklaces can be all right as long as the dress is not too busy. Experts agree that if your dress has a lot of beads and sparkles everywhere then you should probably not wear a necklace, as it could be overkill. Simple stud earrings in that case might work best.

If your gown is not all that flashy then the sparkly necklace and dangle earrings may work perfectly. Try on several different styles of pearl wedding accessories to see which compliment your wedding dress the best. You may actually be surprised at what you come up with in the end. It is important, though, that you have a backup plan since there is a chance you completely change your mind if you find something better as the wedding day comes closer.

There are many places that sell wedding jewelry with a money back guarantee or exchange policy within a certain timeframe. This could very well come in handy if you happen to stumble across something that is even better suited to compliment your wedding dress.

In the end, you will be happy with what you come up with. Don’t worry too much about it, as you already know that the guests will be looking at you as a whole, and not just at your earrings. So do a little research, a little shopping, and most importantly have fun with it as this is a day that you will remember for the rest of your life.

Learning About Colorful Precious Bedding

December 30th, 2009 by moonwalker | No Comments | Filed in General Interest

Why not research a little bit about California King waterbed sheets or bed in a bag sets or even olympic queen bed sheets for no particular reason? A bed sheet is a piece of cloth that is designed and used to cover a mattress. A bed sheet serves the purpose of keeping the mattress clean from dirt and provides a more comfortable feel to the sleeper than if he or she were to simply lay on top of the mattress with no sheet. Bed sheets should give your bed nothing less than an elegant, comfortable feeling, but just how do you shop for good quality bedding and is it as simple as the higher cost guaranteeing the best linen? Well, one of the most important things to look out for when shopping for bed sheets is the thread count.

Bed sheets are available in two types: flat and fitted. A flat bed sheet is nothing more than a rectangular-shaped piece of linen. A fitted bed sheet features four corners with elastic bands around the edges and is used as a bottom sheet. A reason for using a fitted bottom sheet is to prevent it from slipping off of the mattress while the sleeper moves around on the bed. A unique method of folding and tucking while making up a bed is referred to as “hospital corners,” and this is typically employed when the bottom sheet is flat as opposed to fitted. Remember, bed sheets are a critical factor in feeling the quality of your bed, and as we spend on average one third of our life there, we may as well make it as comfortable as possible, so buy good quality linen.

A winter just isn’t complete without warm flannel sheets. Most people exclusively use flannel sheets in the cold months, because they will become “sweaty” in hot ones. In addition, many manufacturers have begun to produce flannel comforters and blankets to match the patterns on the sheets. What about you? Are you a cotton person or silk? Do you want a frivolous thread count, or will 250 do? Think about your options carefully before you shop for bed sheets and then enjoy your choice.

Buying A Mountain Bike – Consider This

December 29th, 2009 by moonwalker | No Comments | Filed in General Interest

When choosing a new mountain bike you must consider what you are going to do with it, if all you want your new mountain bike for is going for a nice leisurely ride on the canal path or a ride in the woods with the dog you wont need a full suspension mountain bike with 10cm travel on the forks and an articulated rear end with rebound control and damping.

Where To Start.

If you do want to go for an easy ride in the park you do not need to spend a lot, if you think you will go riding off road then big tread tires maybe all you need, but if you think you might try some rough stuff then you will need suspension.

Gears will probably be Shimano, brakes must be V-brakes, but could be made by a few different manufacturers, all the rest of the MTB components will depend on how much you can spend. If you go to your local bike shop or big sports store and see what they’ve got to offer, then buy it or have look on the Internet and maybe you might find the same equipment at a more affordable price.

The Next Step Up.

So maybe you want to be a bit more adventurous, more off-road, more forest tracks and dry boulder river beds, then you’ll need something a little lighter, with suspension forks. All this will cost you more money, but will be worth it for the extra enjoyment and adventure. With a better mountain bike it will have a sportier handling and because it is lighter, it will be easier to struggle up the hills before you come flying down the other side. The components will again be Shimano and the quality will depend on how much money you can spend. V-brakes and Rapid-fire gear shifters, along with Shimano chain set, bottom bracket and headset. Handle bars, stem and seat pin should be alloy and along with a comfortable saddle you’ll be set to take to the hills.

More Money, More Bike.

The next rung up on the mountain bike ladder would be good enough to race on. There are many to choose from, get on the net and surf the bike manufacturers sites and all the shop sites along with the magazines for juicy photos of the bikes.

The top manufacturers in this price range, I would say are: – Specialized, Trek, Giant and Cannondale, these companies make the nicest frames with the best mountain bike parts available at the price, gears will be either Shimano or SRAM, brakes could be V-brakes or cable disc brakes, both are very good and light, most of the other MTB parts, of course will be Shimano and as usual get the best you can afford. There are many combinations of hubs and rims to make up your wheels; hubs from Shimano and rims form Mavic are the usual mix. Then you have to choose which suspension forks to put on you bike, you may not get a choice, depending on which bike you buy, the main ones are RockShox, Suntour, RST, Manitou, Fox, and Marzocchi, suspension forks buy any of these and you will not go far wrong.

American Idol Season 9

December 29th, 2009 by moonwalker | No Comments | Filed in General Interest

So, it’s time for another season of American Idol. And it’s love/hate for me this season. Here’s why…

So, I love the show. I love the format…for the most part. But I was never exactly in love with Paula’s performance. Apparently, neither were the show’s producers. So, what do they do? They bring in Kara. For me, she’s the better judge (because she actually gives real, actionable feedback. Paula usually avoided the uncomfortable by focusing on the contestant’s appearance.)

But…as refreshing as Kara is, the 4 judge system has never worked (for those of you who remember Season 2).

When I heard that Paula was leaving the show because the producers lowballed her, I got excited again. Too bad my excitement lasted for about 10 minutes. My heart sunk when I found out that Ellen would be joining the cast at the judges table.

What are they thinking?

Having 3 judges at the table is better, almost magically correct number for two big reasons. 1) It gives each judge more time to comment. And 2) it’s exciting to hear that Randy doesn’t care for the performance, while Paula does. And then it’s up to Simon to split the vote.

My other big beef with Ellen is Ellen. What is she really bringing to the table? Viewers? I don’t think so.

Is Idol really hurting for viewers? No. (And I doubt Ellen can bring in an audience that doesn’t already exist at this point.)

Does the show need comic relief? No. And I think we all remember the Nick/Norman Gentle fiasco last season.

And–above all else–other than singing “just keep swimming” in Finding Nemo, what credentials does Ellen have?

Farmville Dominating Secrets

December 29th, 2009 by moonwalker | No Comments | Filed in General Interest

FarmVille, one of the top applications on Facebook, has gained a lot of popularity over the years because of the endless changes in the game that keep it exciting. As the name suggests, this application is mainly concerned with the maintenance of a virtual farm. In this game, you get to choose which crops you want to have in your farm. By planting and harvesting, you get to earn money to buy other goods that will give you more income and farmville equipments that would make you a better farmer. Having a neighbor adding feature in this game makes it even more fun. You can exchange messages with your friends while playing the game by leaving sign posts on each other’s farms. In this game, you will be given a small farm and as soon as you earn enough money and get neighbors, you get to expand to a bigger farm.

FarmVille does not get old to most people because there are always add-ons fit for every special occasion. Seeing that it is already Christmas time, the developers made sure to fill the market with the Christmas spirit by adding new decorations that inspire players to work harder on their farm. The problem is, a lot of them are just starting and it would take months before they earn the money needed to buy those limited edition decorations. Seeing that these items are limited editions, they would end up with no Christmas decors to brag about for this season.

Thankfully, they can use one guide that would teach them ways to earn money a lot faster. They can use FarmVille Secrets to learn of legal ways to get ahead of most players. By using FarmVille Secrets, you get to earn more than enough cash to buy the goods that you want and have your account flooding with neighbor requests. You would have to pay a small amount to get a hold of a copy of FarmVille Secrets but what you would get from this guide will be more than worth the amount you took from your wallet.

Enrolling with the best debt negotiations service can be quite simple

December 29th, 2009 by moonwalker | No Comments | Filed in General Interest

During these unbearable economic times, debt negotiation or more typically referred to as debt settlement services, are cropping up all over the place. This is making it increasingly hard for the typical American, who is in need of credit card debt relief, to choose between a service that will assist them and a company that will just merely enroll anybody who can pay their fees. There are a couple of telling signs that will assist in exposing the poorly operated or less legitimate credit card debt solutions companies out there.

A big sign of a rep’s interest in really aiding their customers is their forthright ability to give out all information upfront and their willingness to go over alternatives to the services offered by their organization. Although debt negotiation is a workable option for most Americans in need of debt relief, it isn’t for all. Specific questions should be addressed and answered about a clients’ money predicament before a representative explaining anything about their service and fees. This shows that a representative wants to have a clear understanding of the issues at hand and comprehends that each customer’s situation is different. That shows whose interests are really at heart.

Any credit card debt reduction program should have a pre-qualification and compliance procedure implemented. This is extremely crucial because this will weed out the prospective customers that will not receive the full benefits of the programs, as well as avoid any cluttering up of the internal procedure of the company itself. When a company has too many clients that are always falling behind on their commitments to the program, it slows down everything. Most settlement services will work with clients that get slammed into unknown hardships by moving around their payment schedules. Some just have debtors that really cannot afford to be on the program to start with. When there are unqualified customers constantly being added to the process, companies find themselves wasting more time changing problems than settling accounts. Normally, monthly payments are split into fees and set-aside money for the negotiators to go to settle with on your behalf. If it becomes a issue to set aside the established amount, the negotiators’ hands become compromised as to what they can accomplish for you.

Another imperative point to inquire about is a company’s performance standard. There should be a descriptive outline of what a company expects to accomplish as well as the costs for doing so. Also, the timeline of the procedure should be outlined. Stay away from becoming entangled with companies that extend more than a few years, going longer than that becomes detrimental to the success of the program. If a company is not able to achieve the level that was promised, there should be some kind of agreement as to what help the client is given. What I’m getting at is, there should be a minimum performance standard guaranteed and a client should not get charged any service fee from a company that is not getting accomplished what they set out to do.

Prior to making any final decisions, a large amount of research needs to be executed. When sifting through different companies, make sure to look at everything that is offered and make smart decisions based on many factors, not just the monthly payment plans. Too many debtors confuse setting aside money for settlement as a payment of services. Various companies offer varying kinds of program systems. Some base things off set fees and settlement promises, others have contingency structures that are performance based. Many lawyer based services charge an upfront retainer fee. The contingency fee will normally be based on the savings against the current, total debt of the account. Make sure that you clearly realize how much of the monthly payments are going towards negotiations and what amount will be going to the fees. Performance structured systems are often a more advantageous option because there will be an incentive for somebody negotiating debt on your behalf to really make sure to get the best possible deal. The more money they save you, the more money they earn for the company. This does not mean that a company which only works on set fees don’t work. It just means that when fees or sometimes retainers are accepted upfront, there’s no additional incentive for a company to work out the best possible settlement.

In any situation, do your research and pay close attention to the kind of company that you get involved with. Reseach a company out with the Better Business Bureau and take notice to the types of complaints and which ones are not to the clients liking. These types of methods can sometimes take many years to complete and if you cover these points, you are more likely to end up in a successful relationship between you and your debt resolution company and avoid future headaches.

Perfect Accessories Make The Perfect Wedding

December 28th, 2009 by moonwalker | No Comments | Filed in General Interest

Fashions change all the time.  Hemlines go up and down; pant leg styles flare and go skinny again.  Even shoulder pads come back into vogue!  But one thing that never seems to go out of style is a beautiful bride on her wedding day!

Not that all wedding days are the same – far from it!  Some are very traditional church weddings with the groomsmen all matching the groom and the bride in a big white dress.  In Scotland, (apart from when watching the national squad play soccer), a traditional wedding is one of the very few occasions when a young man can be expected to don a kilt in the tartan of his forefathers!  That is certainly a treat to see!

On the other extreme, a traditional wedding may be set on a beach location, with the veiled and beautifully decked out bride choosing to walk barefoot to meet her groom.  Such weddings typically occur in holiday destinations so that all members of the bridal party and their guests can relax prior to and after the big day!

Or maybe your wedding will be a low key affaire with just a few close friends and relatives?  There are so many gorgeous gowns today that even a cocktail dress can look stunning with the right accessories and not at all out of place on the bride!

But whatever the wedding you are planning, you must get your accessories right!  If you are going to spend your cash wisely, you need to make sure that what you buy is classic, stylish and above all YOU.
